Fac or sub 12lb

I’m thinking of buying a s510 for rats and bunnies...
and I’m wondering if I would be better off with a fac or a 12 pounder .
The s510 Xs have adjustable power so I’m wondering if this is the best of both worlds?
And is there much advantage in fac in real life in terms of effective shot distance and accuracy
